Spring

  • Clean gutters and downspouts: Clear leaves so meltwater and rain drain away from the foundation.
  • Inspect the roof: Look for missing shingles, lifted flashing, or moss growth from the ground or a ladder.
  • Service the air conditioning: Clean the outdoor unit and check that it cools before the first hot week.
  • Check exterior caulking and paint: Reseal gaps around windows and doors to keep water and drafts out.
  • Test outdoor faucets and hoses: Look for split pipes or drips after winter freezing.

Summer

  • Replace HVAC filter: Sooner with pets or allergies; a clogged filter raises energy use.
  • Clean dryer vent and lint duct: Lint buildup is a common fire risk and slows drying.
  • Trim trees and shrubs near the house: Keep branches away from the roof, siding, and power lines.
  • Inspect deck, fence and outdoor wood: Reseal or stain when water no longer beads on the surface.
  • Check window and door screens: Patch tears before insect season peaks.

  • Service the heating system: A yearly check keeps the furnace or heat pump efficient and safe.
  • Clean gutters again: Blocked gutters cause ice dams in freezing climates.
  • Drain and shut off outdoor faucets: Prevents burst pipes when temperatures drop.
  • Sweep the chimney: Creosote buildup is the main cause of chimney fires.
  • Seal drafts around windows and doors: Weatherstripping is one of the cheapest heating savings.

  • Run and check the sump pump: Pour water into the pit to confirm it switches on.
  • Check for plumbing leaks under sinks: Small drips lead to mold and rotting cabinets.
  • Clean refrigerator coils: Dusty coils make the compressor work harder.
  • Check the water softener or filter: Top up salt or replace cartridges as the manual specifies.
